General Leasing Questions

Are pets allowed?
Yes, The Retreat is pet-friendly! We allow cats and dogs up to 75 lbs. We charge a $250 non-refundable pet deposit fee and a $25 monthly pet rent, and each cottage is allowed a maximum of two pets.
Are the apartments furnished?
We offer unfurnished and furnished cottages. Our furnished cottages come with a couch, chair, coffee table, end table, entertainment stand, dining room table with chairs, queen size bed with TEMPUR-PEDIC mattress, bedside table, dresser, and student desk with chair. All cottages - including unfurnished units - come with GE Energy Star and stainless steel appliances.
Can I pay my bill with a credit card? Is there an extra charge?
We accept online payments from Visa, MasterCard, Discover, or an electronic check. There is a small convenience charge for this service.
Can I pick my bedroom?
We encourage all residents to request a bedroom on the roommate matching card section of their online application.
Can I request roommates?
Yes. We always try to place requested roommates together. You will complete your request under the roommate matching section of your online application. You can also visit our resources page to download the roommate matching card.
How are roommates matched?
We have partnered with RoomSync to provide a modern matching platform where residents choose their own roommates. After you complete the leasing process you will be emailed a link to join our RoomSync network. You will then log in to RoomSync using Facebook, create a matching profile, and begin your search to find your new best friend - or roommate for starters. If you already have a roommate in mind, you can confirm your roommate request within RoomSync.
How are rooms assigned?
Residents who already have preferred roommates can confirm their roommate match requests using RoomSync, our roommate matching platform. If they do not already have a roommate, residents will search for and choose their own roommate using RoomSync. Residents will be able to communicate with each other during and after the selection process. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate and we will do our best to accommodate any change request. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a lease as early as possible.
How do I secure my spot?
First you must complete your application, which can be done online.  After we process your application, we'll move forward to a Lease Agreement.  Finally, you will invite your Parental or Sponsor Guaranty to complete their portion. All of the paperwork can be completed online! 
If I am over 21 do I need a guarantor?
Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, EdR Management, Inc. will accept a security deposit of two (2) month's rent.
If I pay in full, do I get a discount?
The Reserve at Columbia does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.

What if I don't have a roommate?
With our roommate matching service, we can easily accommodate you-- even if you don't have anyone to live with or enough roommates to fill an apartment. 
What size are the beds in the furnished cottages?
All of our beds are queen size.
What types of cottages are available?
We offer 17 different floor plans in 2, 3, 4  and 5 bedroom layouts.  All of our floor plans feature private bathrooms and some even have an additional half bath!
What types of leases are available?
We offer 12-month leases.  Each lease will begin mid-August and end July 31st.
 
What utilities are included in my rent?
Your monthly rent installment includes water, trash, extended basic cable with HD and HBO, and Internet with WiFi.  The only thing you are responsible for is electricity!

Renewal Questions

Can I request different roommates?
We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.
If I renew, do I have to move out then move back in?
When you renew and choose to stay in your current spot, no moving is required!
How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

I'm graduating in December, can I still renew?
Contact the office for details on the options available to you.
I just moved in, is it too early to renew?
Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.
What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

When do I start paying the new rent amount?
On the first day of your new lease.
If I renew, will my guarantor have to sign again?
No. Your guarantor doesn't have to do anything extra!
